You will be notified when the process of freezing your home title is complete and a copy of the recorded Notice of Title Freeze will be emailed to you from your local Moat Agent. A title report showing the Notice of Title Freeze document in the public records will also be sent to your email address on file with your Moat Agent.

It generally takes 1-2 weeks to prepare the Title Unfreeze and Release document for recording and place the document in the public records.  A Moat client should request the Title Unfreeze and Release when they intend to change the status of their property title in the public records such as selling their home or obtaining a new/additional mortgage.

The Notice of Title Freeze will be found in the public records by the parties working on the planned transaction such as a title closing agent or escrow agent. Depending on the timing of the planned closing the Notice of Title Freeze and lack of the unfreezing the title may cause delays. To unfreeze the title a client needs to request a Title Unfreeze and Release from Moat.  If a Moat client does not initiate the Title Unfreeze and Release process another party such as a lender can make a request to unfreeze your title by sending a written request to both the Moat client and to Moat. Moat will confirm the identity of the Client and the Client’s intent and may, with the Client’s consent, unfreeze the title based on the request.

Moat clients will receive an annual title report free of charge on or about the anniversary date of their Notice of Title Freeze recording date. If a Moat client desires additional title reports or title reports on a quarterly or monthly basis they can request those services on the Moat website.

No, Moat does not monitor title and notify owners of suspicious activity or filings. The Moat model is based on placing a Notice of Title Freeze in the public records to deter and shield an owner’s title from fraudulent recordings against their home title. Moat believes that freezing an owner’s title from fraud is a stronger defense to fraud than monitoring an owner’s home title.

The process begins by filling out an application on the Moat website. A representative of Moat will process your application, prepare the legal documents for the client execution and record the document for the public refrence.

The first Notice of Title Freeze costs $325 which includes preparing the legal documents and recording in the public records. The cost to unfreeze your property title with a Title Unfreeze and Release is $195 which includes preparing the legal documents and recording in the public records. Subsequent Notice of Title Freeze documents will cost $195.
