The Notice of Title Freeze

This document will freeze your property title in the public records.

The Notice of Title Freeze (NOTF) is a unique, copyrighted legal document prepared and recorded in the public records to protect you and your property from title fraud. The NOTF acts much like a credit freeze for your consumer credit file as it will reside in the public records for all parties in the public domain to see and it contains clear messages of its intent to prohibit future conveyances and encumbrances without the property owner’s written and recorded consent. The NOTF references a Title Unfreeze and Release which is similar to removing a credit freeze when a consumer intends to apply for a loan or credit. The cost of preparing and recording the NOTF document is $325 with no additional monthly fees or continuing payments. You pay for the NOTF and you go about your life until you want to undertake a legitimate transaction in your title such as selling or placing a new mortgage on your property. The NOTF is designed to work like a credit freeze and it acts like a moat in the public records that surrounds and protects your property from fraudsters and thieves!

The Title Unfreeze and Release

This document will release the NOTL in the public records.

It is important to note that when you freeze your title in the public records with a NOTF your property title is truly restricted so if you intend to sell your home or replace your mortgage with a new mortgage, you will need to request a Title Unfreeze and Release (TUAR) much like you need to unfreeze your credit if you intend to apply for a loan or a credit card. The NOTF will show up as intended during title searches to parties such as title companies that are working towards a closing or lending documents tied to your property’s title. The NOTF clearly states that you have frozen your title and will need to unfreeze your title with a TUAR before they can proceed. The cost of preparing and recording the TUAR is $195 and it is recommended that you contact your Moat agent when you are planning a transaction involving your property title to allow the preparation and recording of the TUAR in line with the respective closing date(s).

Re-Freezing Your Title

Use a Notice of Title Freeze to re-freeze your property title.

A client of Moat can place a Notice of Title Freeze back on their home, or even on their new home, for $195 with, again, no additional monthly fees or continuing payments. Once you are a Moat client you can freeze and unfreeze your property title as you go about your life with new homes and new mortgages.  Again, much like a credit freeze protects your consumer credit from fraudulent credit and loan applications, a Notice of Title Freeze effectively freezes your title in the public records to prevent fraudulent recordings.  And, much like a consumer removes a credit freeze when they intend to apply for a loan or credit, the Title Unfreeze and Release is used to remove the title freeze when a property owner intends to conduct a legitimate business transaction with their property.  When the legitimate business is complete a property owner simply freezes their title again with a new NOTF.

Some clients may want additional title reports from time to time or periodically. One-time title reports will be prepared and sent to your Moat account for $10. Quarterly reports will be prepared and sent for $30/year and monthly reports will be prepared and emailed for $90. 

How Do I Get Started?

Getting started with your Notice of Title Freeze is easy, just click the Protect Your Property Title button at the top of this page to complete and submit your application for a Notice of Title Freeze online. Want to see what your title looks like in the public records? Go to the Free Moat Check page and complete and submit the Free Moat Check form. Moat will confirm your legal name as shown in the public records and will prepare and send you a free title report showing your name and your property as it appears in the public records along with any existing encumbrances in your title such as a mortgage. Why is this important? This is what fraudsters do when they are researching the public records for targets to attack.  Imagine if they are researching a property and see a NOTF.  More than likely, they will move on to the next target and leave your property alone.  Moat is committed to personal customer service and does not utilize chat robots or 1-800 numbers.  When you complete either a Free Moat Check or NOTF application you will be introduced to a Moat agent who will be your single source of communication. Moat will never ask for your sensitive personal information (such as your social security number) and the Moat website will not house sensitive client information that is not publicly available. Moat clients can pay for the various services on the Moat website using common credit and debit card providers via the Stripe payment system with dual-encrypted technology or, if they prefer, they can pay by personal check.
